Frequently Asked Questions For Development Of Land

 

A subdivis= ion is any land, vacant or improved, which is divided into two or more lots, parcels, units, plots or interests.

 

Mobile/Man= ufactured Home Rental Park: Means a parcel of land containing five (5) or more mobile/manufactured homes sites which are available for rent or lease.

Q:If I disagree with my lender’s determination that = I am in a floodplain, what can I do?

A: I= n some cases, a lender determines that a property is in a Special Flood Hazard Area (SFHA), but the property owner disagrees. The SFHA is also known as the 100-year floodplain. Property owners in this situation have a couple of options. They may apply for a Letter of Map Amendment (LOMA) of a Letter of= Map Revision – based on Fill (LOMR-F) (if fill placement is the bases for= the request).

&= nbsp; Forms for these purposes can be found on website www.fema.gov/fhm/frm_main.s= htm. The following   describes the required information needed for applying for a LOMA or LOMR-F.

·        = Copy of your deed with recor= ding stamp

·        = Copy of your plat with recor= ding stamp

·        = Elevation certificate comple= ted by a licensed surveyor

V     &nb= sp;            =    Coastal high hazard area with wave action velocity waters that is inundated by tidal floods.  Base flood elevations have not yet been determined.

X=         &= nbsp;            insurance study as areas of moderate or minimal hazard from the principal source of flooding in the area.  However building in these actuarial rate zones could be flooded by severe, concentr= ated rainfall. The inadequacies of the local drainage systems are not normally considered in the community’s flood insurance studies.  The failure of a local drainage sy= stem creates areas of high creates areas of high flood risk within these rate zones.  These rate zones indic= ate flood areas where insurance is not required but should be purchased.
